Booking Terms & Conditions

Pricing & Payment
All prices are quoted per room per night. Our prices are for bed and breakfast and include VAT. A valid credit or debit card is required to guarantee your booking and will be held in the event of a late cancellation – payment made by cards are free of charge. Unfortunately we do not accept personal cheques. A non-refundable deposit equal to the first night of the stay is required at the time of booking. Payment for any outstanding balance for the cost of your stay will be taken on the morning of your arrival.

Confirmation of Booking
Your booking will be completed when we acknowledge receipt of your booking request and deposit. Prior to that the booking will only be regarded as provisional.


For booking placed post January 1st 2021 these new Terms and Conditons apply to cancellations.

a. If your booking has to be cancelled because The Gables is put under Government Restrictions and has to close and the period of closure covers Your booking you will be refunded in full or moved to alternative dates.

b. In the event that Your given address is put into Local/Regional Lockdown, rendering You unable to travel, and the period of restriction covers your booking, You will be refunded in full.

c. If your booking has to be cancelled because The Gables has to close through Force Majeure, meaning any of the following circumstances which may hinder or prevent the performance by us of the Contract, including but not limited to: (a) acts of God, flood, drought, earthquake or other natural disaster;  (b) epidemic or pandemic: (c) terrorist attack, civil war, civil commotion or riots, war , threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations;  (d) nuclear, chemical or biological contamination or sonic boom;  (e) any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent  (f) collapse of buildings, fire, explosion or accident;  (g) non-performance by our suppliers or contractors;  and (i) failure of utility service, and the period of closure covers Your booking You will be refunded in full.

d.  Customer inability (or the inability of any, some or all of Your intended party) or disinclination to travel to and stay at The Gables for any reason

This includes - but is not limited to - illness (including Covid), a requirement or recommendation to self-isolate or quarantine, shielding, a call to jury duty, military service, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport.  These remain at Your risk and do not give rise to a right to cancel or to receive a refund unless we re-let the room.  You are strongly recommended to take out UK travel insurance to cover these eventualities.  If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation.  Covid is also now a known risk and it is possible for you to insure your holiday against it.  This can include the customer or any of the party having Covid and the customer or any of the party having to isolate or quarantine.

e. Cancellations must be notified to The Gables by phone and email and once received in writing we will confirm the cancellation request.  

f. If You cancel more than 21 days before arrival you will lose your deposit but will not be charged for any remainder of your booking. If you cancel 21 days or less before arrival, or fail to check in or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking less any costs not incurred by us as a result of your cancellation. If a room has been booked for double occupancy and one person cancels, the full room rate will apply. 

Amendment by Us 

If you have booked a specific room, we will try to ensure that this room is available to you. We do however reserve the right to accommodate you in a different room. If this room is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contact will be up to a maximum of twice the cost of your booking. If you accept the new room and the new room is normally charged at a lower rate, then the difference will be deducted from the final balance due from you. If the new room is normally charged at a higher rate then you will not be charged the difference. This is the limit of our liability to you in these circumstances.

Number of Persons Occupying the Room

Under no circumstances may more than the maximum number of persons stated on the web site occupy the room.  We reserve the right to refuse admittance if this condition is not observed.  Any persons other than members of your party must not use the facilities at The Gables.

Group Bookings
For parties of 5 rooms or more, we require the balance of the fee for the complete stay to be paid 21 days prior to arrival.

Arrival and Departure
You will be able to check in between the hours of 4pm and 8pm. Outside of these times is by prior arrangement only. You are required to leave by 10am on the day of departure. If you fail to do, we reserve to right to charge for an additional nights stay.

Damage and Breakage
We are sure that you will take care whilst you stay with us and we acknowledge that accidents sometimes happen however we do reserve the right to charge for any damage or breakages that you report to us or we discover after you have left. We reserve the right to charge further sum to put right the damage or if we are unable to re-let the room as a consequence.

Smoking Policy
We are a No Smoking Establishment. If we find that guests have been smoking in the room then we reserve the right to ask you to leave immediately. You will remain liable for the whole of the cost of your stay. Whether or not you are asked to leave we also reserve the right to charge a sum of £100 if we are unable to re-let the room for 24 hours whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of smoking is discovered after you depart.

Well behaved pets are welcome at a charge and only by prior arrangement. Pets are not permitted on the furniture, in the dining room or to be left unattended in our hotel bedrooms at any time. We reserve the right to charge a sum in the event of damage being caused, or additional cleaning be required.

Our Liability
Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the booking and to the fullest extent permitted by law, all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages. We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control.

Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.

Any dispute between us will be governed by the non-exclusive law of the English Courts.
