Our Ambleside Guest House is popular with Lake District visitors and enjoys a fine reputation for good service and comfortable bed and breakfast accommodation in a relaxed, friendly atmosphere. The house occupies a wonderful site in Ambleside, on the edge of the central area with fine open views across parkland to the fells beyond.

The house is stylishly furnished and decorated with all the usual amenities you would expect of a modern B&B with the added bonus of some private parking. We are just minutes away from the very heart of Ambleside with its shops, restaurants, Zeffirellis five cinema screens and many attractions or get away from the bustle of the town by heading to the hills without ever having to move the car.

Our spacious dining room provides a grand setting for our extensive breakfast menu and we also own Sheila's Cottage Restaurant and Tearoom in the centre of the village and all our guests are offered special VIP perks when you dine there AND you can visit the nearby Langdale Spa with its wonderful leisure and spa facilities with our free day passes. About Ambleside


The Lake District National Park is regarded as England's finest area of scenic and natural beauty with England's highest mountain and longest lake right at the centre of the Park.

As a tourist centre, Ambleside has a long and favourable history. For well over 150 years it has earned a living catering for visitors and all sectors of the tourist market, from campers to gourmets, will find satisfactory establishments in Ambleside in which to stay, eat and drink. There are restaurants, cafés, pubs and take-away food shops to suit all tastes and pockets, including Thai, Asian and continental cuisine.

The town is easily reached by road, being 20 miles from the M6 motorway, and is served by several bus services, including National Express. Rail travel is to Windermere, four miles away with easy bus and taxi access. There is a direct Manchester Airport/Windermere rail link.

Ambleside is a very convenient starting point for excursions, walking, cycling or driving, into all areas of the Lake District, situated as it is at the hub of the area's road system. The town centre is only a mile from the head of Lake Windermere which offers a variety of water activities.

Mainstream activities in the Lake District have an outdoor emphasis combined with simple leisurely enjoyment of the magnificent scenery and its literary and artistic heritage. The area is justly famous as an escape for stressed out urban dwellers who come to enjoy a little solitude as they walk the hills. Specialist shops in Ambleside offer a welcome variation on High Street chains while galleries and small museums allow quiet contemplation. The area is equally famous for its high quality mountaineering opportunities being the centre of English rock climbing and the country's most popular upland walking area.

A good stay in Ambleside might include something of all these interests, combined with an occasional dinner in one of many high quality restaurants and a sampling of the vast selection of real ales available in the pubs. If the great outdoors is what you want, at local shops and info centres you can buy books and leaflets telling you how to get on to the fells (northern English hills/mountains).

The church is Ambleside's most prominent landmark so head for the spire as we are right next door to it.

From the south, take the A590/A591 byapssing Kendal and Windermere, towards Ambleside. At Waterhead traffic lights, turn left on to the A593 and follow into the centre of town, past the rugby club and onto the one way system. The putting green in on your left, bear left at the top of the road and The Gables is straight ahead of you.

From the north, go through the town centre (all one way), turn right down Wansfell Road (signposted Coniston), bear right at the T junction (still on the one way system) and bear left at the first junction. The Gables is in front of you and you're heading towards the church gates.

Sheila’s Cottage is our Tea Room & Restaurant in Ambleside. It is a quaint cottage style licensed restaurant tucked away down a quiet lane, in the heart of Ambleside. Behind the traditional Lakeland slate exterior you will find our cosy interior with an eclectic mix of original old features, complimented by modern lighting and air conditioning. Sheila’s Cottage serves both lunch and evening meals and pride itself on a great selection of home cooked food which has, where possible, been sourced locally. Booking Terms & Conditions

Booking Terms


A non-refundable deposit is required at the time of booking and will be the cost of the first nights accommodation to be paid by credit or debit card - if paying by credit card a £2.50 charge will be added to your deposit.

Confirmation of Booking 
Your booking will be completed when we acknowledge receipt of your booking request and deposit. Prior to that the booking will only be regarded as provisional.

We accept payment by credit or debit card - we charge £2.50 for credit card payments. No payments will be accepted by cheque. Payment for any outstanding balance for the cost of your stay will be taken on departure. Upon arrival you will be required to provide your card details which will be taken as authorization for payment in the event of chargeable breakages/damage or breach of no-smoking policy.

Cancellation by You
When you make a reservation it is a contract in law. We appreciate that things sometimes do change so we would urge you to take out travel insurance so that in the event of cancellation out of your control, you are covered.

If you cancel more than 21 days before arrival you will lose your deposit but will not be charged for any remainder of your booking. If you cancel 21 days or less before arrival, or fail to check in or leave before your due departure date, we reserve the right to charge you for the full balance due for the whole of your booking less any costs not incurred by us as a result of your cancellation. If a room has been booked for double occupancy and one person cancels, the full room rate will apply. It is recommended that you take out travel insurance which provides for cancellation cover.

Cancellation by Us
In the unlikely event that we are forced to cancel your booking we will attempt to offer you alternative accommodation. If suitable accommodation is not available (or acceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of twice the cost of your booking.

Amendment by Us
If you have booked a specific room, we will try to ensure that this room is available to you. We do however reserve the right to accommodate you in a different room. If this room is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contact will be up to a maximum of twice the cost of your booking. If you accept the new room and the new room is normally charged at a lower rate, then the difference will be deducted from the final balance due from you. If the new room is normally charged at a higher rate then you will not be charged the difference. This is the limit of our liability to you in these circumstances.

Group Bookings
For parties of 5 rooms or more, we require the balance of the fee for the complete stay to be paid 6 weeks prior to arrival.

Arrival and Departure
You will be able to check in either before 1pm or between the hours of 4pm and 8pm. Outside of these time is by prior arrangement only. You are required to leave by 10.30am on the day of departure. If you fail to do, we reserve to right to charge for an additional nights stay.

Damage and Breakage
We are sure that you will take care whilst you stay with us and we acknowledge that accidents sometimes happen however we do reserve the right to charge for any damage or breakages that you report to us or we discover after you have left.  We reserve the right to charge further sums to put right the damage or if we are unable to re-let the room as a consequence.

Smoking Policy

We are a No Smoking Establishment. If we find that guests have been smoking in the room then we reserve the right to ask you to leave immediately. You will remain liable for the whole of the cost of your stay. Whether or not you are asked to leave we also reserve the right to charge a sum equivalent to one nights stay if we are unable to re-let the room for 24 hours whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of smoking is discovered after you depart.

Well behaved pets are welcome at a charge of £10 per stay and only by prior arrangement. Pets are not permitted on the furniture, in the dining room or to be left unattended in our hotel bedrooms at any time. We reserve the right to charge a sum in the event of damage being caused, or additional cleaning be required.

Our Liability
We do not accept any liability for damage to your property or injury to you or other members of your party whilst on our premised unless caused by negligence of us or our employees.

Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.

Any dispute between us will be governed by the non-exclusive law of the English Courts.

Arrivals by Public Transport
The Gables can be reached easily by the local bus service with runs every 20 minutes from Windermere. The bus station is only a five minute walk from the house.

Arrivals and Car Parking
We are fortunate to have a tarmac car park to the side of the building but unfortunately we only have limited parking spaces which will accommodate 7 vehicles.

Main Entrance & Reception
Check in time is between 4-8pm.
Please enter the house by using the front door. There is no other access for guests. Please note there are 5 steps to the front door. They are approximately 17cm in height. The front door has a width of approx 98cm and is kept closed.
On arrival please ring the bell at the front door or reception. You will be greeted by the proprietors who will give you your house keys to enable you to come and go at leisure. Please inform us if you need help with luggage.
Guests may come and go during the day and evening and there is no night time curfew. Our guests are asked to be considerate to each other regarding noise levels.

Public Areas
The breakfast room and residents conservatory are located on the ground floor.
The hallway has original wooden oak floors - all other areas offer wall to wall carpet.
All toilets are situated in guest bedrooms - there is no downstairs toilet for general use.
The hallway offers leaflets from the local tourist information centre on what to do.

Breakfast Room
Table sizes are individually set according to party sizes and can easily be rearranged to suit guests who wish to sit together.

Residents Conservatory
Our small resident's conservatory comfortably seats 6. This area has lots of natural light for reading and there is a selection of books, magazines and games for our guests use.

To get to the first floor there are two flights of 18 stairs measuring 26cm in depth and 17cm high. One staircase has a handrail on the left and the other on the right.

  • Room 2 - a double/twin or family 3 room with ensuite bathroom (shower over bath)
  • Room 3 - a double room with ensuite shower room

  • Room 6 - a kingsize four poster room with ensuite shower room

Second Floor
To get to the rooms below there is a flight of 16 stairs measuring approx 26cm in depth and 17cm high with the handrail on the left hand side

  • This landing accommodates: Room 7 - a double room with ensuite shower room
  • Room 8 - a double/twin or family 3 room with ensuite shower room
  • Room 9 - a single room with ensuite bathroom (shower over bath). This bathroom has two steps measuring 17cm in height with limited head room.

To get to the rooms below there is a flight of 16 stairs measuring approx 26cm in depth and 17cm high with the handrail on the right hand side.

We are able to offer our guests free broadband connections in public areas.
Mobile phone reception is generally available throughout the house.

For Your Reassurance
A fire alarm is fitted with call point and smoke detectors.
A sounder will sound if you need to evacuate the building. The designated assembly point is at the church gates.
Fire extinguishers are situated at certain points throughout the premises.

All electrical items available for you use - hairdryers, kettles and irons are tested to ensure they comply with the British Safety Standards.
All sockets, plugs, wiring and cords are maintained by a PAP certified electrician on an annual basis. Fire alarms are tested weekly and maintained by professionals as are the fire extinguishers.

Smoked is not permitted inside the property.
